About Ebbsfleet DC
Ebbsfleet is one of the UK’s most ambitious regeneration projects, with a vision to create a 21st-century garden city that blends new homes, jobs, and high-quality infrastructure in a vibrant and sustainable way. With responsibility for delivering England’s first garden city in nearly a century, Ebbsfleet Development Corporation (EDC) has already overseen the building of thousands of homes, the creation of community facilities, and the development of transport links that connect Ebbsfleet directly into London, Kent, and beyond. But the story is still being written.
Ebbsfleet DC is funded by and reports directly to the Ministry of Housing, Communities and Local Government – but work closely with local councils and other partners to ensure our work is locally responsive in every aspect. So far, we’ve made excellent progress – over 5,000 homes are already completed and houses are being built quicker than anywhere else in the country, without detriment to quality, design or their sustainability credentials. However, we are approximately a third of the way through our journey and we need to accelerate our delivery.
The scale of ambition here is striking. From major residential developments and green spaces to commercial growth and infrastructure, Ebbsfleet is about shaping a place where people want to live, work and visit. It is about building an environment that encourages enterprise and opportunity, while ensuring sustainability and community are at the heart of every decision. As a small but highly influential organisation, EDC has the ability to be both agile and impactful, working closely with government, local partners, and the private sector to deliver lasting change.
As an agile and solution-oriented development organisation, we’re able to flex our resources and approach to meet the needs of the project at this critical stage. In the last few years, for example, we’ve shifted from purely funding major infrastructure to taking an active, interventionist role – through acquiring all the land around Ebbsfleet International Station, known as Ebbsfleet Central, and performing the role of strategic master developer delivering the infrastructure and enabling work ourselves before working with developers to realise the vision for the mixed-use heart of the Garden City.

The vision for Ebbsfleet is to deliver a sustainable development that is fit for the future, where everyone can make sustainable choices and live healthy lives.
Over 40% of the Ebbsfleet development area will be dedicated to green and blue space, affording residents and visitors space to enjoy nature and all it has to offer. Whilst innovation and high-quality design are at the heart of the growing community, so is biodiversity and sustainability, ensuring residents, visitors and the Corporation balance development ambitions with commitment to protect and conserve the future of Ebbsfleet for generations to come.
As Ebbsfleet Development Corporation continues to deliver one of the fastest growing development sites in the UK, we must also work to ensure that Ebbsfleet Garden City is there for future generations, including preparing for changing in climate, enhancing and protecting the wildlife, and ensuring the built environment caters to the needs of the future.
